Learn math and the aftermath for ADU in NYC

Today, the NYC Mayor's office says 113 applications were received after the Accessory Dwelling Unit is now funded by taxpayers to go forth with development for homeowners. So far, around 100 ADU has been completed mainly in Queens where homes are and Manhattan is zero.

Remember homeowners are sheep in NYC easy to prey by the NYC government.

The building department announced designs approved for basement legalization, garage as a home, roof extension for bedrooms and extension from the back of a home to make a room.

Now the city will provide the funding by taxpayers and it's time to learn math and the risk.

For a loan of $250,000, rent must be $4,000 a month. Is that possible? think well!

Now if the loan is not paid back to the city, it will become a lien and then poof your home is gone so think well!

Are you made out to be a landlord to rent to strangers? think well!

If a tenant doesn't pay rent it will be a long legal battle in court costing a lot so think well!

Once the loan is approved, property taxes will increase and maintenance along with other expenses to keep up the newly built ADU.

As part of the City of Yes with anything that goes with zoning, it will take at least 15 years to develop 80,000 units of any kind and half of that is from ADU.

While greedy homeowners are rushing for the application by renting to the homeless where the city will pay a guaranteed $3,800 in rent, the same homeowner must deal with people who are strangers and neighbors if they complain.

Overall it's a win lose outcome based on your instinct if you have what it takes.
