R2 zoning in Glen Oaks has developers snooping for more deals

Developers are scouting for more homeowners to sell their single family homes in Bellerose, Glen Oaks and the Royal Ranch locations in favor of two family homes zoned as R2.

After two family homes started developing, long timers have moved out from Royal Ranch area and new residents are disputing the annual maintenance cost for the swimming pool which has been sluggish barely able to pay the annual property tax.

In 2009, the pool was open to outside public but has not been successful. Developers have shown interest in purchasing the pool lot to make way for housing according to several shareholders consisting around 100 members of both residents and non-residents.

In Bellerose, vicinity of Little Neck Parkway, Shiloh Avenue, 249 Street, Elkmont Avenue already has converted many single family home into two.

Already Glen Oaks Village Co-op allows R3 zoning with three floors overdeveloped and many residents are considering the same in the area.
