Knockdown to a new model permits filed in Queens

The new model of homes called full walk out basements has the Queens building department on a roll. Instead of having a basement, another story is added on the second floor to have three floors from the ground up. Still it's a two family home but with less stress with basement issues that may stem from flood, gas lines and walking down the hill for some.

According to the Mayor's office this is a new opportunity to phase out basements and allow multi-housing options for extension to the blue sky. Also this is where the building is all electric from heat, hot water, cooking to jacuzzi.

The more towers, the bluer the sky.

This mode is working well in Long Island City and the Mayor's office announced Queens has the first 70 story apartment tower called Orchard with 824 units.

Construction companies are lining up to start the work next month..
